There are not 4 weeks in a calendar month. Instead multiply your weekly rent by 52 weeks (i.e. a year), then divide the total by 12 months. This equals your calendar monthly rent. The monthly rent is then normally multiplied by 11 months to reflect two months payable at only half rent during July and August. Avoid mistakenly thinking you are paying 12 months instead of 11 months.
