Yes, you do. You may spend 30 days in Bulgaria as a tourist; however most buyers intend to settle or to do serious business. We have had many clients misled deliberately by dodgy advisors and non professionals. Of course, you can always leave Bulgaria for one day and come back for another 30 days (you can do it only once in six months) but imagine how inconvenient is to make unpredicted journeys in the middle of the seasons to Romania or Macedonia for example.
