When you purchase Disney Vacation Club you have a home resort. Your home resort is the resort at which you purchased your interest (Old Key West, Boardwalk Villas, Vero Beach, Hilton Head Island, Villas at Wilderness Lodge and Beach Club Villas). If you want to stay at that resort you can book up to 11 months in advance. To stay at other Vacation Club resorts you can book up to 7 months in advance. This means you have a 4 month advance window of opportunity at your home resort.

internal exchange allows you to exchange the week you own for a different week at the resort. If you have a summer week and wish to go at another time of the year the resort may do this for you based upon availability of inventory. The resort may or may not charge a fee for this service. TOP Instead of using your home resort to exchange at the same resort you use RCI to facilitate this transaction. There is a fee for this service just like any other exchange.

A Strata Corporation association will oversee the coordination and management of the building exterior and grounds maintenance, minor replacements and repairs. In addition, fractional ownership law requires the creation of an Owners’ Corporation that also oversees the management of the fractional ownership program and the interiors of the Chalets.

Yes, you may split your week at Desert Breezes once and enjoy a 3-day and 4-day vacation. Or you may split your week twice creating two 2-day vacations and a 3-day vacation. A $35 fee will only be charged on the 2nd and 3rd reservation. Only one weekend stay is allowed per use week.

All Resort Home listings are for one year and fees for showcasing your Resort Home for Sale or for Rent are annual.

You must maintain an active status with your home resort. At any time your home resort status changes; it also affects your Resorts of Distinction membership.

It’s widely believed that whatever resort you stay at first will always be your favorite. Some prefer COR for the old world charm of the resort and the availability of Tower Island. Others prefer CSA for its quiet ambiance, beautiful beaches and availability of sports and athletic activities. Still there are those who love the vibrant atmosphere and white sandy beaches of CN. It really depends on your tastes, your interests, and what you want to do on your vacation in paradise.

Answer: Every destination has many offerings “off of the resort property” and available through their “Tour Desk”. Anything from rain forest tours to shopping tours and day cruises are available at additional cost. The tour desk at each resort has trained personnel who can show you pictures/videos of many of the most popular tourist attractions available near their resort. The tours they offer have been chosen for their value to you, their client.

The calendar for your exchange company is a generic calendar for all resorts within the directory. Your home resort calendar is based on the check-in day for your home resort.

Simply present your membership card at your home resort or any Resorts of Distinction Resort upon arrival.

Yes, special events or parties can be coordinated by contacting your home resort. When you call the resort, let them know what you want to do and you will be transferred to the appropriate person.

If you own a specific week at your home resort and wish to use your week at a different time, you may request an internal exchange with your exchange company. An internal exchange gives you priority over other exchange members as well as a $15.00 discount on the exchange fee. You can also check to see if ResorTime or bonus time is available if you wish to bank your week with your exchange company and stay at your home resort at a reduced rental cost.

We require a 10% deposit upon acceptance of the purchase contract. The balance of your funds are due at completion or possession date of your property.

In addition to the initial acquisition cost, you have a monthly condominium management fee. The monthly management fee is adjusted annually based on the professional budgeting prepared by the Strata Corporation. You pay your own utilities as applicable.
