If the property is located in an area which the temperature drops below freezing, then the property is to be winterized. In these areas, all properties must be winterized between October 15th and March 1st, or longer as the locale requires. Winterization is not to exceed $100.00 in most states, please contact your assigned Asset Manager for authorization above this amount.

Title insurance insures that your title is good both on and off the record, is not limited to the 50 year period required to be searched by the attorney, and protects against fraud and forgeries within the record. The bank will require that the buyer purchase title insurance from an approved title insurance company to insure its mortgage. This is known as Lender’s Title Insurance. The buyer must pay the premium even though the policy only benefits the bank.

State law requires the property owner to file this form with the County Recorder when recording certain documents. If the form is not filed, the Recorder will charge an additional recording fee of $20.00. The report is still required by law to be provided even though the $20.00 may have been paid. Information furnished on this form by the property owner assists the Assessor and is not a public document. Failure to provide the Assessor with the report will result in substantial penalties.
