A permit is not required, however all retaining walls must be no higher than 6 feet and must be a minimum of 3 feet from the property line. Walls that are designed as a fence or barrier require a permit.

You should consider installing retaining walls for erosion prevention. They are also used for the beautification of an area.

All EP Henry Retaining Wall products can be used to build steps. The wall units are used for the riser and the caps for the treads (Bullnose Pavers can also be used for treads). Make sure you pay attention to local codes that dictate the minimum step height, tread depth and hand rail requirements.

Either can be done well. With block we generally recommend an insulation level of R-5 or more. Usually it is installed adjacent to the block and then a 3/4 inch air space is furred out on the inside. Make sure that the top of this airspace is blocked off from the attic. With frame walls the concern is good insulation installation and reducing air infiltration. Seal gaps, make sure insulation is cut correctly (too long and it tends to bend, too short and it misses spots).

Efflorescence. This is a natural occurrence with concrete and clay products. It is a soluble salt that sometimes surfaces. A fluctuation in temperature or a source of moisture usually brings this out. It can be brushed or washed off with a cleaner. Most of the time it will go away with time.

Figure #4) There is a reason why cracks appear in concrete foundation walls or retaining walls. You may have a problem developing. Sometimes these cracks don’t worsen and sometimes they happen so slowly you don’t notice the subtle progressive change. It is best to have this problem looked at and monitored by an experienced structural contractor and a professional structural engineer.

The 12 " block has a Sound Transmission Class (STC) of 55. We estimate that the 10" block has an STC of 53 based on a direct interpolation. These results are better than Soundblox®, the leading sound absorbing masonry design sold in today's market. The NRG Block is the only block that has a solid façade yet still will provide a superior noise barrier to any other block on the market.

While the cost of a bare block or poured wall is less, AMVIC provides insulation and furring strips, and is ready to finish, making it a cost effective and less labor-intensive choice. AMVIC also is far less labor intensive to use where there are frequent openings and/or popouts as are frequently the case in residential construction.

Many Unilock retaining walls can be used for this application. Whenever building a retaining wall 39' (1 meter) you should consult a professional enginer.

The standard block size is Pittsburgh Corning Decora® 8" x 8", either 4" or 3" thickness. Also available are 12" x 12", 6" x 6" and 4" x 8" as well as specialty pieces such as corners, banks and Vistabrik®. Since you will likely be changing the grading of the land by installing a retaining wall, you will have to file a Grading and Clearing Permit application. This Application is available from the Engineering Division and has a fee of $50 per acre (the minimum fee is $50). The retaining wall location and size will have to be shown on the application documents.

The Seattle Residential Code (SRC) Sec R105.2 (pg. 4) allows you to build a retaining or rockery wall up to 4’ high, measured from depth of footing, without a building permit. However, other code requirements and development standards may impact your project to the point where a permit is still required. NCMA and ASTM require that the blocks obtain a minimum of 3000 psi. Compressive strength tests, done on a regular basis, on the GeoStone module have always exceeded 4000 psi.
