The commission due for successfully representing you as your agent at the sale is detailed on your "Statement of Account", and is not remitted to us until you have received and accepted the lot(s). If a lot (or lots) has to be returned to the auctioneer, for whatever reason that it is returned, the commission for the lot is deducted from the statement. And, there are no minimum fees.

HUD allows up to 5% Real Estate Commission. Although HUD may pay for these costs, keep in mind that the higher the closing cost and commission will reduce your Net to HUD and may affect your competitive bidding ratio. For more information, ask your real estate agent or the listing broker. HUD will allow to be deducted from its proceeds, purchaser financing and closing costs that are considered to be reasonable and customary in the jurisdiction where the property is located.

In order to place your property into the NWMLS data base you must be willing to offer a Buyer's Agent commission. You pay a fee to Global Reservation Agent for realizing the technical side of the reservation: use of the technical infrastructure, server and delivery of the reservation. The buyer's agent fee is not part of our fee and is paid at closing. Technically, you pay us the buyer's agent fee from the purchase price you receive at closing and we remit it directly to the buyer's agent at closing. 2.8% is the traditional local commission that is offered to a buyer's agents. You have the final decision in regards to what rate you'd like to offer the buyer's agent -- it can be above or below 2.8% as there is no set commission rate for buyer's agents.

All hospitals, nursing homes, doctors and other health care providers are legally required to provide your health care agent with the same information that would be provided to you and to honor the decisions by your agent as if they were made by you. If a hospital or nursing home objects to some treatment options (such as removing certain treatment) they must tell you or your agent BEFORE or upon admission, if reasonably possible.

For any auction that we service, you would Telephone, Mail, E-Mail or FAX your bids to our offices, advising whether the bids are "Firm" (Maximum Bids), or "Break Ties" (advancing an additional increment, if necessary). For those clients having Internet access, we would preliminarily report the results of your bidding via an E-Mail, confirmed by an audited mailing of the report. Bids should be submitted at the proper "Increment".

We will issue commission checks on a monthly basis for accrued commissions over $100 or on a quarterly basis for accrued commissions over $25. If your accrued commission is under $100, we will accumulate your commission until the next month or quarter. Quarterly commission amounts below $25 are accumulated until the threshold is reached.
