It is important to remember that if you choose to appeal the Assessor's value, you should provide pertinent information supporting your estimated value. Your vehicle's actual cash value is what your car is worth on the open market before the accident. ACV or Actual Cash Value is what dealers are paying for cars like yours. This is the dealer's actual appraised value. They call it Actual Cash Value to separate it from Trade Allowance. Trade Allowance is the inflated price for your car off their car's inflated retail price. We only deal with the ACV, avoiding this confusion.

If you do not agree with the valuation of your property as determined by the County Auditor, you have the right to file an appeal with the Ross County Board of Revision. If you do not agree with your value, simply fill out the bottom two thirds of the revaluation notice, sign it, date it and give us a daytime phone number. Mail the form back to the Tax Office within 30 days of the date of the new revaluation notice, and we will review the property for which you are concerned. You must fill out the appeals part of the revaluation notice and return it to our office within 30 days of the date of the notice.

Each property is valued annually. Property owners are notified annually of their revised assessment. Review the Assessment notice carefully. If you dispute the Assessed Value the Assessor's Office recommends that you discuss your Assessed Value and the calculation Taxable Value with our office. Also, visit the Assessor's Office to inspect your property record card for accuracy. The property owner may appeal their Assessment to the March Board of Review.

You may appeal the value of your house or land by writing your concerns to the Rutherford County Assessor, PO Box 143, Rutherfordton, NC 28139. After we have received your request for appeal, an appraiser from our office will review your request. At that time he or she will either make a change in your value (increase or decrease) or make no change at all. If you disagree with their decision you may request an Application for Hearing with the Rutherford County Board of Equalization and Review.

The amount of money your insurer is going to pay you following an insured loss is often known as either Actual Cash Value (ACV) or Replacement Cost. ACV is the cost of exchanging the possession with a thing of similarity kind & value - minus an allowance for depreciation. Replacement cost means you might be able to reach a resolution to your claim with no deductible for depreciation, but this requires you to have the property fixed up or exchanged with similarity kind & worth.

Covered losses under a homeowner's policy can be paid on either an actual cash value basis or on a replacement cost basis.
